Every jammed shutter we open at 7am used to be a working shutter that nobody serviced. A roller shutter is machinery — springs under tension, a motor under load, a curtain moving up and down a thousand times a year — and like any machinery it drifts out of adjustment long before it fails.

An annual service catches that drift for a fraction of a breakdown’s cost. We service all makes and types across London and the South East, whether or not we installed them.

Shutter already broken, jammed or stuck? You need our 24/7 emergency shutter repair instead — call 074 1232 3200 now.

Do roller shutters legally need servicing?

For powered shutters at a workplace — which is nearly every shop shutter — yes, in practice. PUWER (the Provision and Use of Work Equipment Regulations 1998) requires work equipment to be maintained in efficient working order and safe condition. A documented annual service by a competent engineer is the accepted way to show that. It matters twice over: HSE expectations if the shutter ever hurts someone, and your insurer’s expectations when you claim — an unmaintained powered shutter gives them an easy question to ask. Manual shutters escape PUWER’s motor checks but not physics; annual servicing is still what keeps springs and guides safe.

What our shutter service includes

  • Curtain and lath inspection — wear, impact damage, alignment
  • Guide rails cleaned, checked for distortion, lubricated
  • Barrel, springs and tension checked and adjusted
  • On electric shutters: motor condition, limit settings, safety brake test, force settings, manual override tested
  • Locks, bottom rail and end plates checked and lubricated
  • Fixings and canopy inspected
  • Minor adjustments done on the spot; written report with recommended repairs in honest priority order (fix-now vs watch)
Engineer servicing a roller shutter guide rail and curtain on a shop front

One visit, typically under an hour per shutter, scheduled around your trading hours. Documentation kept on file — useful for insurers, landlords and centre management.

How often should a shutter be serviced?

Annually for a typical shop shutter used twice a day — the manufacturer-recommended and insurer-expected interval. Every six months for heavy-cycling shutters (loading bays, car parks, multi-open retail) and grilles in gritty environments. After any impact — a van kiss or attempted break-in — get it checked before the next close: a shutter that “still works” after a hit is often one close away from jamming shut.

The five faults servicing catches early

  • Spring fatigue — the curtain gets heavier to lift, then one day it won’t.
  • Guide wear and misalignment — the scraping sound your staff have stopped noticing.
  • Limit drift on motors — the shutter slams or stops short, straining the motor.
  • Brake wear — invisible until the day it matters most.
  • Corroded fixings — especially on older frontages.

Each is minutes to correct at a service; each is a trading day lost as a breakdown.

Maintenance plans for multi-site and managed premises

For parades, centres and multi-site retailers we run scheduled servicing across the estate: one contact, one visit plan, one compliance file for every shutter — with priority call-out response if anything fails between visits. We already maintain shutters for national names including Tesco, Lidl, Costa and Pret; if you manage more than a couple of doors, a plan beats diary roulette. Considering upgrades while we’re on site? We’ll quote motorising a manual shutter or a replacement curtain during the same visit — no second call-out.

Service, repair — or replace?

Our engineers give you the honest ladder: adjust today (included), repair (quoted from the service report), or replace when a curtain is beyond economic repair — with prices you can check against this website before saying yes. General maintenance across your whole frontage — doors, glass, locks — lives on our repair & maintenance page.

Shutter servicing FAQs

Annually for typical shop use; every six months for heavy-cycling doors and loading bays; immediately after any impact or attempted break-in.

Powered workplace shutters fall under PUWER, which requires maintenance in safe working order — a documented annual service is the accepted evidence. It also protects insurance cover and motor warranties.

Full inspection and adjustment of curtain, guides, springs and locks, plus motor, limits, safety brake, force settings and manual override on electric shutters — with a written report.

Yes — all makes and types, including grilles, across London and the South East.

Usually under an hour per shutter, scheduled around your trading hours, including overnight for shopping-centre units.

You can keep guides clean and report odd noises early, but spring tension, brakes and motor settings need a trained engineer — springs under load injure people, and DIY adjustment can void insurance.

Servicing is planned prevention on a working shutter. Repair fixes a fault. If your shutter is stuck, damaged or won’t lock right now, use our 24/7 emergency shutter repair.
